These terms govern the use of fexandra.com and the services offered by Fexandra Capital Inmobiliario S.R.L. By browsing the site or using the platform you accept the conditions described below.
1. Purpose
Fexandra operates as a technology platform that connects investors with real estate developers, facilitating the collective financing of projects previously assessed by its analysis team. This relationship does not constitute personalised investment advice.
2. Eligibility
To operate on the platform you must be at least 18 years old, hold a valid identification document and pass our internal Know Your Customer (KYC) and anti-money laundering controls in accordance with Bolivian regulations.
3. Risks
Every real estate investment carries risks, including possible delays in execution, cost overruns and deviations from estimated projections. The investor accepts these risks and states to understand the nature of the product.
4. Fees
Fexandra receives a structuring fee paid by the developer and, in some cases, a success fee calculated on the returns generated. The current percentages are disclosed in the fact sheet of each opportunity.
5. Intellectual property
All the content on the site (brand, texts, images, code, reports) belongs to Fexandra or its licensors. Their total or partial reproduction is prohibited without written authorisation.
6. Responsible use
The user undertakes to use the platform in accordance with the law, refraining from fraudulent conduct, cyberattacks, reverse engineering or any action that may affect the proper operation of the service.
7. Account suspension
Fexandra may suspend or close accounts when there are well-founded suspicions of unusual operations, regulatory breaches or violations of these terms. Available balances will be refunded in accordance with the internal procedure.
8. Force majeure
Neither party will be liable for breaches derived from force majeure events, including natural disasters, government provisions or technological disruptions beyond their reasonable control.
9. Governing law
These terms are governed by the legislation of the Plurinational State of Bolivia. Any dispute that may arise will be submitted to the ordinary jurisdiction of the city of La Paz, unless alternative dispute resolution mechanisms are agreed in writing.
10. Updates
We may review these terms to reflect operational or regulatory changes. Any modification will enter into force on the date indicated at the top of the document. We recommend reviewing this page periodically.
